The overview

We know Boca Raton because we live here

Boca Raton housing spans 1920s Mizner-era homes in Old Floresta, luxury condos on A1A, and sprawling country clubs west of I-95. You cannot use the same remodeling playbook for all of them. We have spent 27 years learning the exact rules for each neighborhood.

Because we have worked in this exact market since 1999, we already know the path for your specific property. We handle the strict condo board reviews downtown, coordinate with country club architectural boards out west, and navigate the Historic Preservation Board in Old Floresta.

We also run the substantial-improvement math against the December 2024 FEMA flood maps upfront, so you know exactly what is possible before you pay for any design work.

Our standard practice:
  • Verify jurisdiction before scope commit (PBC Appraiser / PZB Maps)
  • Pull current flood zone via FEMA Map Service Center
  • Verify HOA architectural-review calendar
  • Check historic-district overlay for exterior changes east of Federal Hwy
What we avoid:
  • Assuming a Boca mailing address means City jurisdiction
  • Promising permit timelines without checking the active review queue
  • Assuming pre-2024 flood zones are still accurate
Boca neighborhoods we know

Six communities, decades of work

The Boca neighborhoods below are places our crews have built in repeatedly — not a generic list. Each has its own architectural review process, its own typical housing era, and its own quirks at the permit counter. If you're in one of these or a community with similar rules, we already know the path.

Royal Palm Yacht and Country Club luxury estate
01 · Royal Palm Yacht & Country Club

Waterfront estate community, est. 1959

~450-acre waterfront + golf community founded by Arthur Vining Davis; ranked among Forbes' most expensive U.S. communities. Strict ARB review, deep-water-canal access, custom home standard. We have worked inside the ARB package and the waterfront construction-control line across multiple projects over the years. Inside the City of Boca Raton — permits route through City Development Services.

Boca West Country Club home on the golf course
02 · Boca West

Four golf courses, largest club footprint

Four championship courses (Palmer I & II, Fazio II, Dye IV); ranked among the world's top platinum clubs by Club Leaders Forum and Forbes. Mostly 1980s–2000s CBS construction across multiple sub-associations, each with its own ARB form. Annexed into the City of Boca Raton in 2003 — country-club ARB rules layer on top of city permits.

Mediterranean style home in Broken Sound
03 · Broken Sound

1,600+ homes, two championship courses

Two championship golf courses and a recently-renovated $40M clubhouse; hosts PGA Champions Tour events. We track ARB submittal calendar here and schedule pre-approval packages ahead of typical 2–4 week review windows. Inside the City of Boca Raton — permits route through City Development Services.

Luxury estate home in The Oaks at Boca Raton
04 · The Oaks at Boca Raton

469 homes on 282 acres, west Boca

West Boca community at Clint Moore Rd & Lyons Rd (near SR 7); two manned gates and a Santa Barbara-style clubhouse. Homogeneous architectural rules for exterior alterations; we pre-stage the ARB package alongside permit submittal. Unincorporated Palm Beach County (west Boca) — permits route through PBC PZB at 2300 N Jog Rd, not the City.

Historic Spanish Revival home in Old Floresta
05 · Old Floresta Historic District

City's first designated historic district

1920s Addison Mizner-era Spanish/Mission Revival homes on quarter- to half-acre lots — Boca's first designated historic district (1990). Exterior alterations require Historic Preservation Board (HPB) review in addition to city permits; interior work is less constrained. Inside the City of Boca Raton — permits + HPB review through City Development Services.

Coastal style waterfront home in Por La Mar
06 · Por La Mar

Intracoastal deep-water canal community

~200 homes with deep-water-canal access, no fixed bridges to the Intracoastal. Homes range 1,500 to 11,000+ sq ft. Waterfront additions here trigger CCCL review and FEMA 50% rule checks; we verify both before quoting. Inside the City of Boca Raton — permits route through City Development Services.

Local FAQ

Questions we get on every Boca Raton project

Are you a licensed Boca Raton general contractor?
Yes. TDS Contractors is a Florida Certified General Contractor (license CGC1514129), based in west Boca at 21578 Juego Cir. since 1999. We are registered with the Florida DBPR and work with both the City of Boca Raton Development Services Department and Palm Beach County Planning, Zoning & Building (PZB) — whichever jurisdiction your specific parcel falls in. Verify our license at MyFloridaLicense.com.
How do I know if my Boca Raton address is in the city or in unincorporated Palm Beach County?
Many properties with a Boca Raton mailing address (typically west of the Turnpike) are actually in unincorporated Palm Beach County. We verify this for you upfront via the Palm Beach County Property Appraiser, as it determines which building department handles your permit.
Does permitting differ between the City of Boca Raton and unincorporated Palm Beach County?
Yes. City of Boca Raton projects route through Development Services on NW 2nd Ave, which has strict noise and work-hour rules. Unincorporated projects route through PBC Planning, Zoning & Building in West Palm Beach. We work both counters daily and handle the correct routing for you.
How long do City of Boca Raton building permits typically take?
Over-the-counter permits (simple kitchen or bath work with no structural change) typically issue in 3–5 business days. Full plan-review permits (additions, structural work, electrical upgrades, condo alterations) typically take 2–4 weeks. Actual timing depends on the current review queue and the completeness of the submittal; we submit digitally through the city portal. For unincorporated PBC parcels, the equivalent process runs through ePZB and varies with the current PBC PZB queue.
Do you handle HOA, condo-board, and historic-district submissions in Boca Raton?
Yes. We assemble complete packages for review by Boca West, Broken Sound, The Oaks, Royal Palm Yacht & Country Club, Woodfield, St. Andrews, The Sanctuary, Mizner Grand, and other gated and luxury associations. HOA and condo-board review is independent of jurisdiction — a community can require ARB approval whether it sits inside the City of Boca Raton or in unincorporated PBC. For Old Floresta or any property inside a historic-district overlay, we coordinate Historic Preservation Board (HPB) review before the building permit application.
