Delray Beach spans from the Atlantic to the Ag Reserve. The housing stock dictates your permit path. The historic downtown core—Old School Square and Marina—triggers strict Historic Preservation Board (HPB) review for any exterior alterations. Lake Ida offers large-lot, custom single-family homes without HOA interference. Tropic Isle requires deep-water seawall and dock permitting alongside city reviews. West Delray gated communities—like Seven Bridges and Mizner Country Club—demand their own architectural review board approvals before you even submit to the city.

The City of Delray Beach Development Services processes permits at 100 NW 1st Ave. Standard residential remodels take 1–5 weeks, but HPB or Environmental Advisory Board reviews will extend your timeline. Delray enforces strict noise ordinances (Chapter 99): construction is limited to weekdays 7am–6pm and Saturdays 8am–4pm. Sunday work is strictly prohibited. If you are in a historic district, even changing a single window routes through HPB on a strict monthly meeting cadence.

Flood zones split predictably: east of the Intracoastal is AE and VE, while west of I-95 is largely Zone X. The December 2024 FEMA FIRM update moved many Delray parcels. Is my Delray address inside the city or in unincorporated Palm Beach County?
Many Delray-addressed properties west of Florida's Turnpike — including High Point, Kings Point, Villages of Oriole, and stretches west of Military Trail along Atlantic Avenue — are in unincorporated Palm Beach County rather than the City of Delray Beach. The two jurisdictions use different permit offices: the City of Delray Beach Development Services Department (100 NW 1st Ave.) for city addresses, and Palm Beach County Planning, Zoning & Building (PZB) for unincorporated parcels. We verify jurisdiction via the PBC Property Appraiser before scope commit, since the permit path, fee schedule, and review queue differ between the two.
Does Delray Beach have special permit or review processes?
