Parkland's housing story is unusual in South Florida: over 60% of homes were built after 2000, and almost every residence sits inside a master-planned gated community with an active Architectural Review Board. Heron Bay alone covers roughly 223 acres with 30+ sub-neighborhoods straddling the Parkland/Coral Springs line. Parkland Isles, Ternbridge, The Falls at Parkland, and Parkland Golf & Country Club each operate their own covenants, submission forms, and approval calendars. Typical HOA fees run $200–$600 per month, and in practical terms, ARB approval comes before the city permit application is ever filed.

The City of Parkland Building Division operates at 6600 University Dr. (954-753-5447, fax 954-753-8838). Permit review runs through Broward's ePermits OneStop system, and typical residential-remodel turnaround lands in the 2–4 week range; plan-review corrections extend it. Parkland's housing is almost entirely single-family (4+ bedrooms dominant), CBS construction as the South Florida post-Hurricane-Andrew standard, with new-construction permitting still active on the western edges.

Parkland is inland — predominantly Zone X flood, with localized AE pockets along drainage canals (L-36, Cypress Creek). Luxury gated community with 800+ custom homes. High-end architectural standards enforced by the ARB — materials, elevations, pool enclosures. ARB typically requires more detailed submission drawings than other Parkland communities.
